Structural Fire Precautions

Chapter 3 sets out requirements to prevent fire spreading between adjoining buildings, ensure structural stability during fire, and limit fire spread within a building through compartmentation. It specifies fire resistance ratings for structural elements by purpose group and building dimensions, governs the design of compartment walls and floors, protected shafts, external walls, and fire-stopping. It also regulates surface spread of flame for internal finishes and roof coverings, and prescribes material standards for construction elements.

Scope: All buildings covered by the SCDF Fire Code unless otherwise exempted; specific provisions vary by Purpose Group (PG I–VIII), building height, floor area, cubical extent, sprinkler protection status, and location relative to lot boundaries.

Critical points

  • Exit staircases, exit passageways, and smoke-free/fire lift lobbies require Class 0 (BS) or Class B (EN) wall and ceiling surfaces in ALL buildings regardless of sprinkler protection.

  • Composite panels used as external wall cladding must be mounted against a 1-hr fire-rated wall and the core material must meet at least BS 476 Part 4 / BS 476 Part 11 / Class 0 (BS) / Class B (EN), or the panel assembly must comply with NFPA 285.

  • Roof covering surface spread of flame must be at least Class 1 or ASTM Class A except for PG I/II buildings and sprinkler-protected buildings. Composite panel roofs must comply with Table 3.13B.

  • Intumescent paint for structural steel protection must comply with BS 8202: Part 2 weathering tests; post-weather fire resistance must not diminish more than 25%. A mandatory information sign must be affixed at a conspicuous location.

  • Fire-rated glass may only be used for compartment walls, floors, and protected shaft enclosures in sprinkler-protected buildings, and must comply with BS 476: Part 20–23 (stability, integrity, insulation) and impact performance requirements.
